Selling a home is one of the biggest financial moves most people make, and yet most people do it only once or twice in their lives — so it's completely normal not to know how it all works. Here are the things I wish every seller knew before we start.
1. Your municipal value is not your market value.
The value on your rates bill is a municipal figure, often years out of date, and usually well below what your home would actually sell for. Don't anchor your expectations to it — in either direction.
2. The "average" for your suburb isn't your home's price.
Two homes on the same street can sell for hundreds of thousands apart depending on condition, renovations, and layout. Area data is a starting point; your home is its own case.
3. Condition and presentation genuinely move the price.
This is the part sellers underestimate most. A clean, decluttered, well-presented home doesn't just sell faster — it often sells for meaningfully more. The buyer is imagining their life there; your job is to let them.
4. Your first buyers are the most important ones.
The most interest a listing ever gets is in its first two weeks. That's why pricing it right from day one matters so much — an overpriced home that sits, then drops, usually sells for less than one priced correctly from the start.
5. There's paperwork, and it's better to start early.
Compliance certificates (electrical, plumbing, gas, and so on), your title deed, and FICA documents all take time to sort. Getting them lined up early keeps a sale from stalling at the worst moment.
6. Your agent works for you — so ask them things.
You're entitled to understand the comparable sales your price is based on, the marketing plan, and every cost involved. A good agent welcomes those questions. If yours doesn't, that tells you something.
7. The right time to sell is partly personal, not just market-driven.
People obsess over "timing the market," but the best time is usually when it's right for your life — a growing family, a downsize, a move. A healthy market like ours gives you room to act when you're ready, rather than waiting for a perfect moment that rarely announces itself.
